A site visit is essential before any commitment. Walk the Ground floor, 1st floor, and 2nd floor food court. Assess footfall, corridor activity, existing operational shops, parking, and overall ambience. Speak to existing shop owners or tenants if possible.
Once you select a unit, an Expression of Interest (EOI) payment blocks the unit in your name. The EOI amount is typically credited towards your total payment. Get a receipt and unit details in writing.
The Sale Agreement is the key legal document. Have an independent property lawyer review it — specifically the payment schedule, assured return clause (if applicable), possession terms, PPP concession details, and RERA compliance. Do not sign without legal review.
Omaxe Chowk is pre-approved by HDFC, Kotak, IDBI, and Tata Finance. Submit your loan application with the Sale Agreement. The bank will disburse the loan amount as per the construction-linked or approved schedule. Loan coverage: 50–70% of property value (subject to eligibility).
Commercial property registration in Delhi: Stamp duty is 6% for male buyers and 4% for female buyers (verify current rates on igrs.delhi.gov.in). Registration charges: 1% of property value. Visit the Sub-Registrar office with required documents. Both buyer and seller must be present.
After registration, take formal possession of the unit. Get the possession letter and handover certificate. Since the project already has its Completion Certificate, you can begin fit-out and business operations.
